A refurbishment isn't
a cost. It's the price

A house that works well photographs better, ranks higher, gets booked sooner and is paid more. We refurbish and furnish with our own trades, thinking about how a holiday let is really used and how it looks in a photograph.

What it's for

What changes
when the house changes

We don't refurbish for the look of it. Every decision is made by asking what happens next to the listing and to the year-end figures.

  1. More bookings

In a search, people decide on the photograph. A tidy, well-lit space gets picked before a better-located one that's badly put together.

  2. A better nightly rate

A house that is visibly better than the ones next to it lets you ask for more without sitting empty. That's where the work pays for itself.

  3. Better reviews

Hardly any bad review talks about design: they talk about a poor mattress, a shower that doesn't work, or something obvious missing. That gets fixed beforehand, not afterwards.

  4. More value in the property

What you invest stays in the house. Even if one day you stop letting it or decide to sell, it's still there.

How we do it

Interior design made
for holiday letting

We choose materials, colours, lighting and furniture with real use in mind: a holiday let takes far more people than an ordinary home and has to stand up to it. Durability, function, comfort — and, with that sorted, style.

And we decide it with the advantage of managing houses here every day: we know what gets booked, what guests ask before they come and what ends up in the reviews.

How far it goes

From changing the lighting
to redoing the lot

Interior design

  • Layout and the real use of each space.
  • Furniture, textiles and equipment.
  • Lighting, which changes a photograph more than anything else.
  • Whatever it takes for the house to be ready to let.

Refurbishment

  • Building work with trades we trust.
  • Kitchens and bathrooms, where it shows most.
  • Outside space and terraces: life happens outdoors here.
  • Coordinating the work, so that it doesn't land on you.

Common questions

What people
usually ask us

Do you have to manage my property to refurbish it?

No. They're separate services. That said, if we also manage the house, the refurbishment decisions are made knowing exactly how it's going to be let.

Do you carry out the work yourselves?

The building work is carried out by our own trades, local people we work with regularly. We bring the judgement, the design and the coordination, which is what stops you ending up as site manager.

I only want to replace the furniture. Is that too small a job?

No. Sometimes the lighting, the textiles and four well-chosen pieces change the listing completely. Before proposing building work we look at whether less gets you nearly the same.

What does it cost?

It depends entirely on the house and on how far you want to go, so we don't quote off a price list. We see the property, listen to what you have in mind and send you a proposal.

Tell us
what you have in mind

We'll see the house and tell you what we would do and in what order. Sometimes the answer is to start with the cheap things and see what happens before getting into building work.

Let's talk about your property

No obligation. We answer in Spanish and English.
