Services Holiday property management

Your house works
while you're away

You give us the keys and we take care of everything: the listing, the price, every guest, the cleaning, the maintenance and the paperwork. You choose which dates you want for yourself, and the rest of the year the house works on its own.

Start to finish

This is what managing
your holiday let looks like

Six steps between someone searching for a house in Jávea and you getting paid. With full management, we take all of them.

  1. 01

    Someone searches

Your house appears on Airbnb, on Booking and on our own booking platform, with professional photography and a description written so that the right people find it.

  2. 02

    They see a price

And it isn't the same all year. We watch how the market moves and shift the rate by date: that's what stops you giving August away and sitting empty in November.

  3. 03

    They ask and book

We answer. And we choose: not every booking works for us, because looking after a house also means deciding who sleeps in it.

  4. 04

    They arrive

We let them in, show them the house and the town, and stay reachable for the whole stay. We live here: if something goes wrong on a Sunday, we're ten minutes away.

  5. 05

    They leave

We check the house, clean it for the next guest and sort out whatever has come up. Then we ask for their review, which is what holds up next year's listing.

  6. 06

    You get paid

With the calendars squared across every platform so two bookings never overlap, and the paperwork in order.

Where your house is seen

On the big ones
and on ours

We publish your house on Airbnb and Booking, which is where nearly everyone looks, and also on our own booking platform. That last one matters more than it sounds: a direct booking pays no platform commission, so it's the one that works out best for everybody.

Being in several places at once only works if the calendars are in sync. That's our job, and it's why there are no nasty surprises with two bookings for the same night.

The bit nobody wants

The paperwork
is ours too

We handle

  • The tourist licence: getting it and renewing it when it's due.
  • Registering your property on the platforms.
  • The day-to-day admin of the house.

With local specialists

  • The legal and tax side, alongside local professionals.
  • Declaring the income from your property.
  • Keeping everything within current regulations, which change more than you would think.

Common questions

What people
usually ask us

Can I use my house whenever I want?

Yes. It's yours: block whatever dates you want and we work around the rest of the calendar. The sooner you tell us, the better we can build the season around them.

Do you accept any booking?

No, and that's deliberate. Saying no to some bookings is part of the job: we would rather have people who treat the house as their own and get on with the neighbours.

Who deals with it if something breaks?

We do. We live in Jávea and work with local trades, so a Sunday breakdown gets sorted on the Sunday. That is precisely what an agency managing houses from another province can't do.

I already have a listing and a track record. Do I lose it?

No. A listing with reviews and history is worth a lot, so we use it: we review it, correct it and sync the calendars across every platform.

Do you manage many properties?

Few, on purpose. They're all published on this website, and we would rather know every one of them than have a lot. We don't work with homes bought to speculate with either.

And the low season months?

Those are the ones we work hardest on. August fills itself; November is the hard part, and that's where it shows if somebody is moving the prices and looking for long winter stays for northern Europe. A house that only works eight weeks a year earns far less than one that works nine months.

I don't want to delegate everything. Is there something in between?

Yes: marketing and pricing, where we handle the listing and the pricing and you carry on with the house and the guests. And if you only want a review and to carry on yourself, there are the audits.

Tell us
which house is yours

We look at every property before saying anything and tell you honestly what it can do. If we think another of our services suits you better, we'll say that too.

Let's talk about your property

No obligation and no cost. We answer in Spanish and English.
