The listing and the price
Photography, description and details on every platform, and the price reviewed against how the market is moving on each date. A house that is well told gets booked sooner and paid better.
Services for owners
We look after other people's houses in Jávea and on the Costa Blanca. Some hand us the keys and forget about it; others would rather stay in charge and only pass us the part they like least. All of that is fine by us, and there's a service for each case.
Five routes
From the owner who would rather never think about it again to the one who just wants a second opinion. There is no single right way to own a house you let out.
«I don't want to deal with any of it.»
You give us the keys and we handle everything: the listing, the pricing, the bookings, each guest's arrival and departure, the cleaning, the maintenance and the paperwork. You get paid, and you use your house whenever you like.
See the service«You take care of the pricing and the listing.»
We look after the listing, where it ranks on the platforms and the price for every date. The house and the guests stay with you: guest communication is not part of this service. As nobody has to set foot in the property, we can run it remotely — including outside the Costa Blanca.
See the service«I want to run it myself, but do it better.»
We look at your property the way a manager would — listing, photographs, pricing, guest communication, ranking on the platforms — and tell you what to change and how. The house stays yours and you carry on running it.
See the service«It needs sorting out first.»
We refurbish and furnish with our own trades, thinking about how a holiday let is really used and how it looks in a photograph. We don't follow trends: we want it to last and to be enjoyed.
See the service«I think I want to sell.»
Homes sold by their owners, with no estate agency in between. We look at your case at no cost and tell you honestly whether we can help. Selling for the sake of selling is not the point.

Managing a holiday let is mostly what happens between one booking and the next. It's the part nobody sees, and the part that really separates looking after a house from simply advertising it.
Photography, description and details on every platform, and the price reviewed against how the market is moving on each date. A house that is well told gets booked sooner and paid better.
From the first enquiry until they close the door behind them: calendars squared across every platform, messages answered, and arrival and departure sorted.
Cleaning between stays, and maintenance. We live here: when something breaks on a Sunday we're ten minutes away, and that cannot be subcontracted from another province.
The tourist licence, its renewal and the day-to-day admin. The legal and tax side we handle with local specialists, which is how it's done properly.
The whole year
Almost everyone works the high season. We work the other one: long winter stays for northern Europe, at prices that make sense out of season. A house that only works eight weeks a year earns far less than one that works nine months.
Winter sun: October to June, which is when northern Europe wants to come.
Before you write
It depends on the house, on where it is and on the dates, so we don't give a figure over the phone: we look at your property, compare it with what we manage in that area and tell you what return is realistic. We would rather fall short and deliver than promise and miss.
Who deals with the guest. With full management we do everything: the messages, the arrival and departure, the cleaning and the maintenance. With marketing and pricing we keep only the listing, its ranking and the prices; guest communication and the day-to-day stay with you. That's why marketing and pricing can be run remotely — and why we take on houses outside the Costa Blanca — and full management can't.
Yes. It's your house: block whatever dates you want and we work around the rest of the calendar. The sooner you tell us, the better we can arrange the season.
Yes, and its renewal too. The legal and tax side we handle alongside local specialists, which is the only way to do it properly.
We propose it and then adjust it by date and by how the market is moving. It isn't one price all year: that is exactly what loses money in low season and leaves money on the table in August.
There's no need. If you already have a listing and a track record, we use it: we review it, correct it and sync the calendars across every platform so bookings never overlap.
No. We work with few on purpose, so that we know them all, and we don't take on homes bought to speculate with. Jávea has a housing problem and we don't want to be on the wrong side of it.
That's what the audits are for. We review your property and explain what you would change yourself, without taking any control away from you. And if you then want to learn how to apply it, we run mentoring sessions.
We look at every case before saying anything. We'll tell you honestly what your property can do and which service suits you — even if the answer is none.
